As a courtesy to prospective renters, we include our properties on the website even when they're rented. This way if you have a favorite property, you can get on our wait-list. Click here to sign up.

Often, yes! We're continuing to add new properties that are in various stages of renovation. Sign up for alerts when new properties become available.

We typically know about availabilities 60 days out. Follow our website, or sign up for our email notifications here.  

You can complete the application process in advance of a property being move-in ready. When the application is pre-approved, you will be added to the wait-list and you'll be notified about the next available property. Sign up here for available property alerts.

Our minimum lease term is 12 months. Due to the high demand for our properties, many tenants are offering longer term leases.

For sure! Simply request a showing and in the name field include 'Virtual Showing' after your name. At the time of your showing, you will receive a video chat link on your phone.

Utility costs vary per property based on property size and tenant usage. You can expect a minimum of $150 per month for water, gas, and electricity.

During the application process, you will need to provide income verification equal to at least three times the monthly rent. For example, if monthly rent is $1000, your total household income will need to be at least $3000 a month.

We accept co-signers for prospective tenants under the age of 20 who have not yet established credit.

With an approved application and a security deposit, we can hold a property for up to 30 days. If you are not moving in within 30 days, you will be responsible for rent, utilities, and applicable yard care. 

We follow fair market rental increases to help cover the costs of maintenance, insurance, taxes, etc. To keep it simple for our tenants, unless otherwise notified, we implement a standard 2% increase every year on January 1st.
