Our team is excited to get to know you. Click below to complete our online application. Applications will be processed within 2-3 business days. There is a non-refundable application fee of $40 per adult. It is important that all lines of the application be fully completed.

Life can get busy, and we want to keep yours simple. Included with all lease agreements is our Resident Benefits Package. Because we bundle services for things you typically pay for out of pocket, we lower your expenses and keep your utility bills to a minimum.
With our free Home Assist program, our team is also ready to help you with things that you are responsible for as a tenant, but you may not have the time to tackle. We can connect you to pros for chores, like moving, housekeeping, carpet cleaning, and yard care. We dispatch pros that fit your budget and availability.

After we receive your pay stubs and positive landlord references, we will let you know if your application has been approved.
Then, it's time to sign the lease and submit your rental deposit. Watch for the lease to be emailed to you soon. You can conveniently sign your lease from your phone, tablet, or computer. Please make time to sign the lease as soon as you receive it.
When moving into a property, residents are often charged numerous fees by property management companies, totaling as much as $500. Great news! You will not be charged for move-in fees when you work with Luke Properties.
Once the lease is signed, you can conveniently submit your deposit online. Submitting the rental deposit and signing the lease ensures that the property will be reserved for you.
Use the same username and password you entered to complete your application. Once you log in, you will find a button to pay the deposit on the lower half of the screen.
You will have 24/7 access to your tenant portal to submit, view and pay bills, set up automatic payments, sign up for email reminders and review full account ledger.
Log in below and make sure to set up "auto-pay" to automatically deduct rent on the 1st day of the month. Many property management companies charge transaction fees for online payments. All online ACH payments are accepted free of service charges. If you are moving in the middle of the month, you will see an invoice for pro-rated rent. Please login to make that payment.
As an added benefit, you will also receive the advantage of positive credit reporting for all on-time rental payments to all three credit bureaus. This is a great way to increase your credit score.
As an added benefit, your home will come equipped with a lock box mounted on the exterior. If a maintenance tech needs to enter the home, simply leave keys in your lockbox. No need for you to be home or leave a door unlocked.
In the event a maintenance request arises, our team is ready to serve you. Watch for an email invitation from Property Meld to get started. Property Meld is our state-of-art property maintenance software. This software allows us to quickly address your requests and streamlines vendor communication.
Another benefit we include are regularly scheduled maintenance checks to make sure you are doing okay and to see if there is anything that may need attention. Our extensive inspection reduces future issues and lowers your utility costs. If you accidentally cause damage, no worries, we are here to help. We will take care of the repair for you, and simply pass the cost along to you.

Residents can enjoy the convenience of moving in at their own time. A lock box is provided at your home and you will be able to complete the move in form using your phone.
Please confirm utility services have been transferred to you by completing the Utilities Verification form by clicking the button below.
Keys will be left in the lock box at your property on the day of your move in. Once we receive utilities verification, we will send a your unique lock box code.
We work very hard to make sure you have a welcoming, warm, and safe home. Before any tenant moves in, we complete a thorough maintenance check and hire a professional cleaning service. It is important to us to provide a fresh start. We do expect that the property, at the end of the lease, be left in the same condition as when you moved in.
Before moving anything in, sign the Move-In Form. Log in to your account to access this form. If you notice any items you would like addressed, please let us know using your maintenance account, and we will take of it right away. We will have also already taken pictures of each room prior to the move-in date and these photos will be stored if needed.
