What we look for
Qualifying criteria
We evaluate every application holistically. If something on yours needs context, tell us in the application notes — we read them.
Income
Combined gross monthly household income of approximately 3× the monthly rent. We accept pay stubs, offer letters, tax returns, or 3 months of bank statements for self-employed applicants.
Credit
Minimum credit score of 600. Scores below that may still be approved with a co-signer, additional deposit, or strong rental history. Open collections from prior landlords or utilities will affect your application.
Rental history
Two years of verifiable rental history with no past-due balances, lease violations, or property damage. First-time renters are welcome — we'll ask for a co-signer or stronger income to offset.
Background
No evictions in the last 5 years and no felony convictions involving violence, drugs, or property crimes in the last 7 years. We follow Fair Housing guidelines and consider context on a case-by-case basis.

- Government-issued photo ID for every adult applicant
- Two most recent pay stubs (or offer letter, or 2 years tax returns if self-employed)
- Names and contact info for the last two landlords
- Employer name, supervisor, and direct contact number
- Personal reference (not a relative)
- Pet details: breed, weight, age, and vet records (if applicable)
Pet policy
Most homes are pet-friendly
We allow most dogs and cats with breed and weight restrictions that vary by property. A pet screening is required for every household — including those with no pets and those with service or emotional support animals — through our screening partner.
- Pet screening: $25 per pet, $0 for no-pet and assistance-animal profiles
- Pet rent: $25–$50 / month per pet, set per property
- Refundable pet deposit: $250–$500 per pet
- Service and emotional support animals are accepted under Fair Housing — no fees, no deposit

Every adult 18+ submits their own application through AppFolio. $45 non-refundable fee per applicant.

Verification
We pull credit and background, contact your employer and prior landlords, and review pet screening profiles.

Decision
Most decisions come back in 1–2 business days. We'll call or email — no ghosting, no matter the answer.

Sign & move in
Sign your lease electronically, pay your deposit and first month's rent, and pick up keys on your move-in day.

Common reasons an application is denied
- Falsified information on the application
- Insufficient or unverifiable income
- Eviction in the last 5 years
- Open collections from prior landlords or utility companies
- Outstanding past-due balance with a previous landlord
- Disqualifying criminal history per the criteria above
