Application Criteria

To be eligible for a rental, you must meet the following pre-qualifications:​

  • Credit Score of 600 or Higher
  • Positive Credit References
  • Verifiable Bank Account
  • Verifiable Employment
  • Favorable Landlord References
  • Be able to pass a background check
  • Have the entire first month's rent + deposit available
  • Not looking to move with a furry friend

Click below to complete our online application. Applications will be processed within 2-3 business days.  There is a non-refundable application fee of $25 per adult. It is important that all lines of the application be fully completed. 

Processing & Time Frame

Here's what to expect:

If you fully complete the application and provide us with accurate contact information for your current and/or previous landlords, we can usually process your application in 2-3  business days. We pledge to process your application, whenever possible, during the same day that you apply. In some cases approval of homeowner associations, condo associations, homeowners, or unforeseen circumstances may require some applications to take longer. You will be contacted immediately upon determination of approval or denial. All adult applicants over the age of 18 must submit a fully completed, dated and signed rental application and application fee.  

After Completing the Application

Employment Verification

All adults who have applied should email a copy of current paycheck stubs to info@luke.properties. If you are moving to a new job position, please provide verification of your new employment. 

Landlord References

Please make sure you have given proper notice to your current property manager or landlord. Check your current lease for specific requirements regarding proper notice.


Email the online Landlord Reference Form available through the button below to your current, and past landlords. We would suggest following up with your landlords to ensure they complete the form in a timely manner.


If your current landlord is not a property management business, please email us to arrange a walk-through of your current home at info@luke.properties.

Rental Deposit

Assuming we will receive positive Employment Verification and positive Landlord References, you may choose to submit the rental deposit now. Submitting the rental deposit ensures that the property will be held for you.


To submit the rental deposit, make sure your application has been approved. Then, click on the link below and use the same username and password you entered to complete your application. Once you log in, you will find a button to pay the deposit on the lower half of the screen. 


If are having trouble submitting the deposit, you can call our office at 605.370.5649 ext. 3, during normal business hours.

Lease Signing

When the above steps have been completed, we will contact you for the lease signing and to arrange for payment of first month's rent.


Please note that upon completion and approval of each step above, the lease will be confirmed and in your name. We do honor a first-come, first-serve policy.
