Most leases require renter's insurance and then leave you to figure it out — get quotes, pick a carrier, upload the dec page, and update it every year. We've handled all of that for you. A compliant renter's insurance policy is built into your lease so you meet the requirement on day one without lifting a finger.

On top of personal-property coverage, every Luke Properties lease also includes a liability policy that protects you against accidental damage to the structure — water, fire, smoke, and similar events — up to the policy limit. If a kitchen fire, an overflowing tub, or a burst hose causes damage, the property owner's insurance is going to come looking for someone to pay. Without your own liability coverage, that 'someone' is you. We bundle that protection in by default.

Want a higher personal-property limit or to add valuable items coverage? You can upgrade your policy directly with the carrier — but the baseline is already in place from day one.

How it works

    Contact our insurance agent

    Before your lease starts, reach out to our insurance agent and provide your information so they can set up your renter's and liability policies. Ask the Luke Properties team for the agent's contact info if you don't have it yet.

    Upload your policy in AppFolio

    Once you receive your policy documents from the agent, log in to your AppFolio resident portal and upload them so we have proof of coverage on file.

  3. 3

    If something happens

    Report it through your portal and we coordinate with the carrier. You stay focused on your life, not on insurance paperwork.

Does this cover my personal belongings?
Yes — the renter's insurance portion covers your belongings up to a baseline limit. You can upgrade with the carrier if you own valuable items.
What's the liability coverage limit?
The included liability portion meets the lease's minimum requirement and protects against accidental damage you might cause to the structure.
Is there a deductible?
Yes — a small per-claim deductible applies. Exact amount is in your policy summary.
Can I bring my own policy instead?
Absolutely — you're welcome to carry your own policy on top of ours! The included coverage stays bundled in your lease (the fee isn't waived), so you get the best of both: your personal policy plus our built-in renter's and liability protection working together.
Does it cover roommates?
One leaseholder is covered. Other leaseholder roommates should carry their own policy.
