How this works
The full story behind this benefit.
A traditional security deposit can lock up a full month's rent right when you need cash for movers, utility setup, and a new bed. We partner with a deposit-alternative provider so you can choose the path that fits your budget.
Option 1 — Deposit-free: pay a small monthly fee instead of tying up a lump-sum deposit. Option 2 — Cash deposit on a payment plan, split into manageable installments over your first few months. Option 3 — Traditional cash deposit if you'd rather have it refunded at move-out.
All three options give you the same property and the same lease terms. You just choose what's easiest on your wallet.
How it works
Step by step.
- 1
Get approved
Once your application is approved, we present your three deposit paths during lease signing.
- 2
Choose your path
Deposit-free (small monthly fee), cash deposit on a 3–6 month payment plan, or traditional lump-sum deposit.
- 3
Move in
Whichever path you choose, the lease is the same and the property is the same. Only your day-one cash needs change.
Frequently asked
Questions residents ask about this benefit.
- What is the monthly fee for deposit-free?
- It depends on the property and your application profile, but it is a small fraction of what a traditional deposit would tie up. We share exact numbers at lease signing.
- Can I switch options later?
- Yes. You can convert from deposit-free to a traditional deposit at renewal if your situation changes.
- Do I still get a deposit refund at move-out?
- If you chose the traditional cash deposit, yes — refund follows the standard South Dakota timeline. The deposit-free fee is not refundable, just like an insurance premium.
