All residents are required to carry renter's insurance. We automatically include renter's insurance for all renters so you know everyone is covered. The policy covers accidental tenant-caused damage (such as kitchen fires or water damage).
Unless there is a special situation, tenants are responsible for the cost of utilities during the duration of their lease. The owner is responsible for the cost of utilities during vacancy.
Eviction is rarely necessary based on the success of our residnet screening policies. We anticipate filing eviction on less than 1% of tenants we place in properties. If eviction is neccessary, we coordinate with established law firms on your behalf to complete the process in a timley manner.
We conduct a complete maintenance check as often as needed to make sure the property stays in good condition. These checks range from every one month to every six months depending on the resident. Residents are provided with feedback so they make adjustments to keep the property in great shape. Any damage is repaired and billed to resident at that time, rather than waiting unitl move-out.
When we conduct maintenance checks, we look for resident-caused damage. Ant damage is repaired at that time and billed to the resident. We do not wait until the residnet moves out. This gives you peace of mind that your property is always in great condition.
We maintain a strong roster of vendors with appropriate levels of expertise to perform any issue that may occur. We assign work orders to the maintenance vendor that fits the situation and has the time to address the issue promptly. All maintenance will be performed by one of our vendors. Due to liability purposes, we cannot allow a vendor on the property unless they have gone through our approval process.
We work with owners who only want the best for their property and residnets. All properties, at a minimum, receive routine maintenance inspections, regular HVAC maintenance, annual lawn maintenance, edging and tree trimming, yard fertilization, weed control and overseeding, exterior paint touch-ups, and interior common area paint touch-ups for multi-family units. These services are billed to the property owner.
We deliver furnace filters to residents at no additional charge. Residents are required to change their HVAC air filters every 30 days. If the residents do not change the filters, they may be financially responsible for HVAC damage caused by dirty filters.
To eliminate the time between renters, we typically being marketing the property prior to the resident moving. After move out, to ensure that a home is ready to list at the top of the market and ready for a resident to move in, we send vendors to perform a complete rent-ready checklist of the property. In most cases, the rental deposit covers the costs of the turnovers.
Residents must pay their rent by the 1st of each month to avoid late fees. After the rent clears and all bills are paid, we direct deposit rent distributions to owners. This is normally between the 9th and 12th of the month.
Every owner has an online portal to access financial information. Each month we publish an owner statement which includes a statement of cash inflows and outflows along with copies of any invoices and work orders for the previous months.
