Residents are not charged the typical lease renewal fee. You'll also enjoy the flexibility of a 90-day notice option after your first full lease.

Renewal fee — ever
How this works
The full story behind this benefit.
Renewing your lease shouldn't cost extra. Most managers tack on a $100–$300 renewal admin fee — we don't charge a single dollar.
After your first full lease year, you also unlock our 90-day flexible-term option: stay month-to-month with the security of needing only 90 days' notice from either side, instead of being locked into another full year.
Great residents earn flexibility. We use it as a way to say thank you for sticking around.
How it works
Step by step.

About 60 days before your lease ends, we send the renewal terms and any rent adjustment in writing.
- 2

Review and e-sign — no in-office visits, no paperwork shuffling, and no admin fee.
- 3
Unlock 90-day flex
After your first full lease year, you can opt into our 90-day flexible-term option instead of renewing for another full year.
Frequently asked
Questions residents ask about this benefit.
- Is the 90-day flex option month-to-month?
- Effectively yes — both sides commit to 90 days' notice instead of a full year, with no premium pricing.
- What if I want to renew for two years?
- You can. Multi-year renewals often come with rent stabilization terms that help you budget.
- Will my rent go up at renewal?
- Sometimes. Any change is disclosed at least 60 days in advance and is based on market and operating costs, not punitive rent hikes.
