What to Expect During a Rental Property Inspection: A Stress-Free Guide
Learn what happens during a rental property inspection and how to prepare so you can breeze through the process with confidence.
If you’ve recently received a notice in your mailbox or inbox regarding an upcoming rental property inspection, you might feel a little bit of anxiety. It’s a common reaction! Having someone walk through your personal space can feel intrusive, but we want to let you in on a little secret: inspections are actually a great thing for both you and your home.
At Luke Properties, we view inspections as a wellness check for your house or apartment. Think of it like a routine physical at a Sanford or Avera clinic; we’re just making sure everything is functioning exactly as it should so you can stay comfortable and safe. Here is everything you need to know about what to expect and how to prepare.
Why Do Inspections Happen?
First, it’s important to understand the purpose. Property managers aren't coming by to judge your interior design choices or see if you did the dishes this morning. The primary goals are:
- Safety First: We check smoke detectors, carbon monoxide alarms, and fire extinguishers to ensure they are in working order.
- Preventative Maintenance: We look for small issues—like a tiny drip under the kitchen sink or a loose railing—before they turn into major headaches for you.
- Lease Compliance: We ensure the terms of the lease are being met (such as pet policies or occupancy limits).
- Long-term Planning: We assess when things might need upgrading, like water heaters or HVAC filters, to keep your utility bills low and your home cozy during those chilly Sioux Falls winters.
The Proper Notice

These are the "wet rooms" of the house. We check under sinks for moisture or leaks, ensure toilets are flushing properly, and check that exhaust fans are clearing out steam to prevent mold growth.
Living Areas and Bedrooms
We’re looking at the big picture here. Are there signs of structural issues? Are the windows opening and locking correctly? We also check the ceilings for any signs of roof leaks that might be hiding in the attic.
Heating and Cooling
Especially as the seasons shift in the Midwest, we want to make sure your furnace filters are clean and the system is breathing easily. A clean filter means a warmer home in January and a lower energy bill for you!
Exterior and Safety
If your rental includes a yard or patio, we’ll check that the area is clear of debris and that walkways are safe. We also verify that all exits are clear in case of an emergency.
How to Prepare (Without Stressing Out)
You don’t need to do a deep-clean scrub-down for an inspection, but a little preparation goes a long way.
- Clear the Access Points: Make sure the inspector can reach the furnace, the electrical panel, and the areas under the sinks. If these are blocked by boxes or storage, we can’t do our jobs effectively.
- Secure Your Pets: We love your furry friends, but inspections can be stressful for them. Please ensure pets are crated or kept in a secure room where they won't feel threatened by a visitor.
- Make a List: This is the perfect time to tell us about that one window that sticks or the outlet that doesn't seem to work. Write these down so you don't forget to mention them.
- General Tidy-Up: You don't need to be perfect, but having a generally tidy home allows the inspector to see the condition of the flooring and walls more clearly.
After the Inspection
Once the walk-through is complete, the property manager will let you know if any follow-up maintenance is required. If we found a leaky pipe, we’ll schedule a time for a plumber to come by. If everything looks great, we’ll simply thank you for taking such good care of the property and see you at the next routine check!

No, you do not have to be home as long as we have been provided with access. However, you are more than welcome to be present if you prefer.
Will you be looking in my closets or drawers?
Generally, no. We respect your privacy. We only look at structural elements, plumbing, and safety features. We will only open a closet if it contains a water heater, furnace, or crawl space access.
Can I get in trouble for a messy house?
We are looking for maintenance issues and safety hazards, not unmade beds or laundry on the floor. As long as the mess doesn't cause damage to the property or attract pests, you have nothing to worry about.
