Moving into a new home is an exciting chapter, but we know that moving out can sometimes feel a bit overwhelming. One of the most common questions we get here at Luke Properties is: "How do I make sure I get my full security deposit back?"

The truth is, being a "great tenant" isn't just about paying rent on time—it’s about treating your rental like the home it is. When you take care of the property throughout your lease, the move-out process becomes a breeze. Whether you are living in a cozy apartment near Falls Park or a family home in the southern hills of Sioux Falls, these tips will help you protect your investment and maintain a great relationship with your property manager.

Communication is Key

The foundation of a great tenancy is communication. If something breaks, tell us right away! We often see small issues—like a slow drip under a kitchen sink—turn into major water damage because the tenant was worried about being a bother.

Reporting maintenance needs promptly protects the property and shows that you are attentive. In Sioux Falls, our weather can be tough on buildings. If you notice a drafty window in the winter or a gutter that’s overflowing during a spring downpour, let your property manager know. Being proactive helps us keep the home in top shape for you.

Maintain a Cleaning Routine

You don’t need to do a deep scrub every single day, but consistent upkeep prevents long-term damage. Dust and grime can actually wear down finishes on flooring and countertops over time.

  • Floors: Regular vacuuming and mopping prevent dirt from scratching the surface of wood or LVP flooring.
  • Kitchen: Clean the stovetop regularly. Burnt-on grease is much harder to remove after twelve months than it is after one week.
  • Bathroom: Use a squeegee or a daily cleaner to prevent soap scum and hard water buildup—a common occurrence with South Dakota water!

The "Golden Rule" of Decorating

We want you to make your space feel like home! However, before you break out the hammer or the paintbrush, check your lease. Most property managers prefer that you use small picture hangers or Command strips rather than large nails or screws. If you do want to paint a room a bold new color, always get written permission first. Usually, the agreement is that you can paint, provided you return it to the original neutral color before you move out.

Document Everything

When you first move in, take photos of every room. At Luke Properties, we conduct move-in inspections to note the condition of the home, but having your own records is always a smart move. When it’s time to move out, you can refer back to these photos to ensure the home is in the same (or better!) condition than when you arrived.

The Move-Out Deep Clean

When the time comes to head to your next adventure, the final cleaning is what makes the biggest difference for your security deposit. Think of it as leaving the home ready for a friend to move in.

Key areas to remember:

  • Inside Appliances: Don't forget the inside of the oven and the refrigerator drawers.
  • Light Bulbs: Ensure all fixtures have working bulbs that match in brightness and color.
  • Blinds and Baseboards: These are the two most overlooked spots that collect dust.
  • Personal Items: Ensure all trash and personal belongings are removed. Leaving a sofa behind for the "next person" usually results in a hauling fee taken from the deposit.

The Final Walkthrough

Once the furniture is out and the floors are swept, do one final walkthrough. Open every closet, check the dishwasher for stray dishes, and ensure all windows are locked. If you’ve followed your lease and kept up with cleaning, there’s no reason you shouldn't see that deposit return to your mailbox.

At Luke Properties, we love returning full security deposits because it means our homes were well-loved and well-kept. We take pride in providing quality housing for our Sioux Falls neighbors, and we value the tenants who help us keep our community beautiful. If you’re looking for your next home or have questions about your current lease, we’re always here to help!

Quick answers

When should I receive my security deposit back?

In South Dakota, landlords generally have 30 days to return the security deposit or provide a written statement showing why any portion was withheld.

No. The security deposit is held for potential damages and cleaning costs. Rent is a separate contractual obligation that must be paid through the end of your lease term.

Check your specific lease agreement. Many leases require professional carpet cleaning upon move-out to ensure the unit is ready for the next tenant.
