Why Sioux Falls still pencils when most metros don't

For investors used to the coasts, Sioux Falls feels like a different planet: median rents have grown faster than national averages for four consecutive years, vacancy hovers around 4%, and entry-level duplexes still trade in the $240k–$320k range. Combine that with 0% state income tax and one of the lowest per-door insurance markets in the country, and the math works without exotic financing.

We see three repeatable cash-flow plays in the 605 right now:

  1. Workforce duplex on the East Side — buy at $260k, rent each side for $1,150–$1,295.
  2. Cathedral District 1-bed loft — long-term rental at $1,150 with virtually zero turnover.
  3. South Sioux Falls SFR — $315k 3/2, rents at $2,050 to a young family.

The 1% rule is back (in this market)

Coastal investors stopped chasing the old 1% rule years ago. In Sioux Falls it's still hittable on B-class duplexes if you're patient and willing to cosmetic-rehab. Recent closings we've underwritten:

What we'd actually buy with $250k down

If you walked into the office tomorrow with $250k and a 30-year DSCR loan in hand, here's what we'd hunt for:

  • Two East-side duplexes at ~$265k each, putting 25% down on each.
  • Combined gross rent: ~$4,800/mo.
  • All-in monthly debt + tax + insurance + management: ~$3,700.
  • True cash-on-cash: ~16% in year one, before appreciation and amortization.

That's the unsexy, durable Sioux Falls play — and it's what most of our clients are doing in 2026.
